After analyzing the work of several years after the establishment of state budgetary institutions, it can be concluded that the system of cadastral valuation has begun to approach the ownership of a fair and objective value of real estate. In the course of the work, the territory of the city, the features of zoning and the development of the city are studied. The factors influencing the cadastral and market value of land plots are analyzed. A comparative analysis of the results of the cadastral valuation over the past 10 years has been carried out.
